Charter NEX Films engaged Cox and Dinkins to perform surveying and civil engineering services to develop their first industrial production facility in South Carolina. The site is located in Carolina Pines Industrial Park, approximately one mile from I-77 and adjacent to a Norfolk Southern rail spur. It is an ideal location for their nationwide product distribution.
The development comprises more than 120,000 square feet of office space, production areas, warehouse storage, four new railroad spurs, two detention ponds, and a new entrance road to serve Carolina Pines Industrial Park.
Protecting existing wetlands and creeks adjacent to the development, relocating multiple utility mains to accommodate the placement of the building, and working with the site’s steep topography were among the many challenges to the development of this site.
